Overview

Karjat is 75 km southeast of Mumbai on the central railway corridor, reached by NH 79 via Panvel or by the Mumbai-Pune Expressway exit at Khalapur. Drive time is 75-90 minutes by AC Sedan with one Khalapur toll (220 rupees). Karjat sits in a Sahyadri basin around the Ulhas river, with 4 reservoir lakes (Pej, Bhivpuri, Morbe, Karjat) and the famous Kondana, Bhaja, Bedse and Karla Buddhist cave clusters within 25 km. The town has become the Mumbai weekend villa hub — over 600 villas with private pools are available on rent (mid-week and Friday-Sunday occupancy patterns), and the highway is dotted with adventure-resort properties (Della Adventure Park, Suka Resort, Cool Springs, Sound Castle). Della Adventure Park is India's largest extreme-sports resort, with 75+ rides including the country's longest zipline (350 m), tandem skydiving and ATV trails. The 16-step Kondana Caves (a 1st century BCE Hinayana Buddhist complex), the Ashtavinayak shrine at Pali (45 km south) and the Bhivpuri lake hydropower station offer non-resort itineraries. In monsoon (July-September), the 15 named waterfalls in the Karjat-Khopoli basin become a separate attraction — Tata Power Lake and Zenith Falls are the most photographed. Karjat is also famous as Bollywood's outdoor filming hub: ND Studios is a 52-acre lot used for over 350 Hindi films and 200 TV serials (set tours run on weekdays).

Places to Visit in Karjat

Kondana Buddhist Caves

A 1st century BCE Hinayana Buddhist rock-cut complex of 16 caves, 16 km from Karjat town. Less-visited than Karla or Ajanta but well-preserved with vihara cells and a chaitya hall. Best monsoon access — a 35-minute trek through paddy fields from Khopdas village.

Della Adventure Park

India's largest extreme-sports resort on 250 acres, founded 2009. 75+ rides including the country's longest zipline (350 m), bungee at 45 m, ATV jungle trail, tandem skydiving, paintball arena, and the Della Resorts pool villas adjacent. Day-passes start at 1,200 rupees.

ND Studios

A 52-acre Bollywood-and-TV outdoor film studio founded 1996 by Nitin Desai (production designer). Permanent sets include a Mughal palace, courtyard haveli, 1950s railway station, ancient Indian village. Over 350 Hindi films shot here including Jodha Akbar, Padmaavat, Bajirao Mastani.

Bhivpuri Waterfall

A 15 m monsoon waterfall on the Tata Power Lake feeder stream, 8 km from Karjat town. Active July-September only; the trail to the base is a 30-minute walk through paddy fields. Often combined with Kondana caves in one half-day.

Pej Dam and Reservoir

The 1937 earthen dam on the Pej river, providing drinking water to Karjat and adjacent towns. The reservoir is a popular kayaking spot (Sky Kayak operates rentals); the dam wall walk offers Sahyadri ridge views and is a popular Instagram spot.

Frequently Asked Questions

Yes — Karjat is the largest concentration of pool-villas within 90 minutes of Mumbai, with 600+ properties on Airbnb, MakeMyTrip, SaffronStays and direct private rentals. Typical Friday-Sunday tariff: 12,000-25,000 rupees for a 4-bedroom pool villa sleeping 8-10.
Yes for a tight schedule — Mumbai (7 AM) → Karla & Bhaja Caves (10 AM-12 PM) → Della Adventure Park (1-5 PM) → Kondana Caves trek (4 PM only practical with energy) → Mumbai (8 PM). Realistically, do Karla + Della on Day 1 and Kondana + ND Studios on Day 2.
Yes. The Khalapur expressway exit + the 18 km NH 79 climb to Karjat is fully tarred and well-maintained. Monsoon adds 30-45 minutes due to slower driving. Inner roads to villas may have some unpaved sections — driver allowance is added for these.
Most villa-stay packages have the cab drop on Friday evening and return on Sunday afternoon — the driver returns to Mumbai between drops (1.5 hours one-way), not waiting at the villa. For 24-hour wait, the standard outstation rate plus night-out allowance (300 rupees/night) applies.
Tata Power Lake, Bhivpuri and Zenith Falls — visit only the marked viewing points; do not enter the water at the falls themselves (strong undercurrents have caused drownings). Local police restrict access at peak monsoon weekends to enforce this.
